like a\u00a0royal succession.<\/p>\n<p>New property data reveals a bombshell shift in California\u2019s housing market: Homeownership is quickly evolving into a \u201ccaste system\u201d where family wealth matters more than your paycheck.<\/p>\n<p>A staggering 16% of all home transfers in 2025 were inheritances \u2014 a rate nearly triple what it was at the turn of the millennium and double the national average, the\u00a0San Francisco Chronicle reported. <\/p>\n<figure class=\"nyp-slideshow-modal-image wp-block-image aligncenter size-large\"><figcaption>The residential beachfront community but some people get to inherit homes without really trying, we don\u2019t have a housing market \u2014 we have a caste system defined by family wealth,\u201d Daryl Fairweather, chief economist at real estate brokerage Redfin, said in a recent YouTube video.<\/p>\n<p>In the state\u2019s most affluent coastal enclaves, the numbers are even more lopsided.<\/p>\n<aside class=\"single__inline-module aligncenter wp-block-nypost-editor-primary-tag\">\n<\/aside>\n<p>If you\u2019re looking to move into a breezy pad in Monterey, Santa Cruz or Napa, you better hope you\u2019re in the will.<\/p>\n<p>More than one in four homes that changed hands in those counties last year weren\u2019t \u201csold\u201d \u2014 they were simply handed down to heirs who, in many cases, are the only County led the state with 28% of all home transfers being inherited, while Santa Cruz, Napa and Santa Barbara followed closely, each tied at a 27% inheritance rate, according to data from the Wall Street Journal.<\/p>\n<p>Major metropolitan hubs also saw high levels of inherited ownership, with San Francisco recording a 22% rate and Los Angeles at 20%.<\/p>\n<p>Conversely, Yuba County recorded the lowest inheritance rate in California, at 8%, which aligns with the current national average.<\/p>\n<p>This trend of property inheritance has less to do with love or even the actual process of inheriting, and more with the dire condition of the California housing market, according to Matt Delventhal, an economist at Cotality.<\/p>\n<p>\u201cPeople know that unless they give their home to their kids, their kids have no shot at staying in California as homeowners,\u201d Delventhal told the Chronicle.<\/p>\n<figure class=\"nyp-slideshow-modal-image wp-block-image aligncenter value of their property.
